Real Estate Professional Status. Worth Millions in tax savings to some of you, the IRS is auditing it a lot. How the IRS nails people who think “I got it”. So many REI think they qualify – and fail. Hint “RE is all I do, I qualify as a matter of common sense, done!” is NOT good enough.
STR/Airbnb. When it’s a “rental”, when it’s a “hotel”, why that difference matters for tax purposes, how to use that difference to your advantage…and how to avoid choosing the wrong status – because you can choose. How to take RE losses on your 1040 even when you are not a “Real Estate Professional”.
Cost Segregation. It was not for you in the past. Why it might be useful now.
Audits. They are changing. What I am seeing, how to deal with them before the Biden Bucks sent to the IRS kick in. I litigate in Tax Court when needed. That knowledge makes a big difference in tax planning.
SDIRA’s & 401k’s: Much better than you think. How to qualify, why you should, how to max them out Peter Thiel style (His is worth $5 Billion). This discussion in particular shall involve some detail and lots of Q&A. Too many of you are missing out because “my rental losses cover my income”. Until they don’t….
Entities. What they do. What they don’t do. How many, where, which ones, and why. How to properly maintain them. Also: Why “advice” from Nevada & Utah based “Tax & Asset Protection Gurus” is so often horribly wrong.
C-Corporations. When they do and do not make sense. And they will make massive sense for some of you (Hint: High bracket flippers, wholesalers, etc.). We’ll cover the strings attached – there are always strings attached in the tax code.
In General. Taxation of rentals, STRs, Flips, Assignments, and Seller Financing.
Q&A. There will be LOTS of back & forth and Q&A on the topics above – interrupt my presentation and ask! I’ve also set aside 4 hours for pure open discussion & Q&A on RE tax issues. Bring your questions! Or better yet, send them in ahead of time, before paying, to see if I’ll cover them. Note: I bill $1,000/hour until January 1, 2024. And I’m frankly hard to reach (there’s just one of me). This is your chance to ask the questions and get informed, expert answers – with an explanation of “why”, which is so often absent. This is the real value of the event.

Cost. $999 – less than one hour of my billable time for roughly 10 hours of instruction and Q&A. I will save you far, far more than that. No discounts of any sort – do not call to haggle, as REI so often tend to do. I’m not getting divorced, not in foreclosure, and did not lose my job. In short, I’m “not motivated”.
